Loan Lounge is a mortgage broking business in Sydney. We started in April 2015 in Burwood, we hold Australian Credit Licence 515608, and we give 10% of our trail income every month to organisations working to end human trafficking. That last part is why the business exists.
If you are reading this because a friend mentioned us, or because you searched our name after getting a quote, here is the plain version of who we are and how we work.
What we do
We arrange home loans and other finance. Most of our work is residential lending: first home buyers, people upgrading, refinances, investment loans. We also handle self-employed applications, commercial and business lending, asset and equipment finance, and lending for self-managed super funds. On that last one, the rules changed on 10 August 2026: new SMSF borrowing can only be used for business real property now, so the SMSF work has shifted toward commercial and toward refinancing existing loans (more in our SMSF guides).
We have a panel of over 75 lenders. That includes the big banks, the smaller banks, credit unions and non-bank lenders. When you come to us we do a fact find (income, expenses, assets, debts, what you are trying to do), we check that against lender policy, and we put a proposal to you with more than one option. If we think finance is not possible right now we say so, quickly, and tell you what would need to change. That’s been on our About page for years and it’s still how we run.
How we get paid
When a loan settles, the lender pays an upfront commission, and then a smaller trail commission each month for as long as the loan is with them. You do not pay that. The lender pays the broker a commission, and we set out the published ranges in Why choose a broker over going direct to a bank. Those are industry figures, ours sit inside them.
Since 1 January 2021 mortgage brokers have had a legal best interests duty under the National Consumer Credit Protection Act. It means we have to put your interests ahead of ours, and ahead of the lender’s, when we recommend a loan. Bank staff selling their own bank’s products do not have that duty. We think that is one of the strongest reasons to use a broker, and we say so on our comparison pages.
If we ever proposed charging you a fee directly you’d get it in writing as a quote before any work started. Moneysmart spells that out, and it’s our rule as well.
Who are the brokers?
There are seven brokers across Sydney. Nathaniel Truong founded the business and runs the Burwood office. Before 2015 he worked at Commonwealth Bank and ANZ, and he holds a Bachelor of Commerce, an Advanced Diploma in Financial Planning, a Cert IV in Mortgage Broking and an Executive MBA from UNSW.
Three of the brokers are Chartered Accountants (Bobby Lam in Marrickville, Louise Chiu in Bella Vista, Yixin Liu in Parramatta). Two came out of CBA (Bobby through the graduate program, Thy Ha after twelve years there). An Truong in Cabramatta is a property investor and former teacher. Liam Nguyen in Bankstown works under Nathaniel’s direct mentorship.
Between them the team speaks English, Vietnamese, Cantonese and Mandarin. That matters where we are. In the 2021 Census 81% of Burwood households used a language other than English at home, and in Cabramatta it was 89.6%. Plenty of our clients would rather go through a loan contract in the language they think in, and we can usually do that.

Where are the offices?
Two lounges you can walk into: Burwood (Unit 502, 180-186 Burwood Road) and Cabramatta. The other brokers are based in Marrickville, Bankstown, Bella Vista and Parramatta and mostly work by appointment, phone or video. Hours are 9am to 6pm weekdays. The main number is 02 9037 2825.
We also work with clients outside Sydney and interstate. A refinance doesn’t need a face to face meeting, and there are purchase clients we’ve only ever seen on a screen.
Why the giving
Nathaniel tells the full story on our Financing a Difference page, so the short version here. In 2012 he was at a conference in London and heard a speaker from western Sydney talk about human trafficking. He decided that when he had his own business, part of it would go to that. Loan Lounge opened in 2015 and started giving 10% of trail income from the first month, when 10% of trail was a few dollars.
It is now more than $6,000 a month. The stated goal is $1,000,000 a year, and we are not there, and we publish the current figure rather than the goal so nobody is misled. Walk Free’s Global Slavery Index estimated 50 million people were in modern slavery on any given day in 2021, up 10 million on 2016. We’re one small brokerage in Burwood, and Nathaniel’s line on this is that he’ll never physically reach the people who need it, but the money can go where he can’t.
Because the lender pays us, none of this costs you anything extra.
What do we claim, and what don’t we?
On 4 October 2025 Loan Lounge received the award for Excellence in Business and Community Impact at the Australian Christian Business Awards in Sydney. We mention it because people ask. We don’t claim to have the cheapest loan or the best rate in the market, because nobody can honestly promise that before they’ve seen your file.
We are also not financial advisers. If a question is about tax, or whether a super fund should exist at all, we will say “that is one for your accountant” and mean it. Several of our brokers were accountants, which helps us know where the line is.
What working with us looks like
Our process runs in four steps, set out in A broker who doesn’t ask about strategy is a price-shopper. Conditional approval typically takes one to five business days once the lender has everything. A refinance usually settles in two to three weeks, sometimes longer. A purchase is more like six to eight weeks start to finish, and longer if the house hunt drags on.
After settlement we stay in touch. Loans go stale. The ACCC measured that gap in its 2020 home loan price inquiry, and we go through the numbers in Loyalty to your bank is a tax on your future. So we review, and sometimes the answer is “stay put”, which is fine, that’s still an answer.
